Fast Forward la.... dah 2009.. Umah pun dah siap...

Tup tup dah 2009.... budak dah nak masuk sekolah and I have to without any other option HAVE TO move in...............

So by the 3rd Jan 2009..... dengan rasminyer masuk ke rumah baru..

N0 3 Jalan Bola sepak 4......

Tapi dengan penuh kedaifan......


Lantai bilik air atas tiris...
Grill tak siap....
Car Porch ..sdg di tiles.........
Wiring tak tested.... so ade la yang short kat sini sana....


Yang lebih "menyedihkan" .. all the built in cabinet.. and dapur cabinet. tak siap...so..... AL the KOTAKS KOTAKS terpaksa di susun cantik cantik.... and ade a few yang terpaksa .. diadikan.MEJA...

anyway............ I am still Thankful to ALLAH that my derams to own a house with 5 brdrooms tercapai juga.... walaupun my real dream is a BUNGALAOW with 5 bedrooms... at least it is a start.................

Plan dah OK?- Now time to roboh dan bina semula......

macam senang jer kan................
ROBOH kan yang mana tak nak.. pas tu BINA semula mana yang nak dibaiki.....sounds familiar?... Sounds like a LEGO ads... right?

tapi sebenarnya..... banyak yang dah dipikir.................

especially when the initial plan was dashed due to the ugly looking beam "appears" in the middle of a supposedly dining hall when all the wall had been demolished.....

First thing to do.... CURSE.. and scream................ your heart out... the RE-PLAN.

Susah Rupanyer nak buat Plan ni....

Now i know ..
susah rupanya nak buat plan ni...

patut ler Architect tu nak charge aku ribu riban.....
banyak factor nak kena amik kire.... ingatkan .. sketch sketch and scratch scratch atas kertas.. siap. jadi.... submit....
antara nye...

1. Existing Beam
2. Existing longkang..
3. Existing Wiring dalam dinding
4. Existing and future Longkang.
5. Kedudukan Senget satu bumbung...

Now I appreciate them......after all I have gone thru.....

After all the sketches yang aku buat and submit ke contractor tu suruh buat.... so bila umah dah pecah.. baru la tau ade satu tiang besar tengah tengah famly hall yang aku design.... ade satu beam yang tak boleh di sorok dalam bilik anak anak.... keadaan didnding asal tak sama rata.. menyebabkan ukuran aku tak tepat.... . Dinding yang aku suruh roboh tak boleh dirobohkan pasal dia bsebenarnya BEAM.


TENSION TENSION TENSION.......

So .. morale of the story.... kalau tak pandai jangan nak memandai mandai....
Bayar je laaa........

Ni la die "Penny wise pound foolish"


Tapi apa pun aku teruskan jugak..rancangan aku...

Rayuan diluluskan..Now is the time to "Melukis plan"

After a week or so, rayuan anda diluluskan....

Sekarang time nak pecahkan kepala to 'design "layout-kasar" plan rumah. This is the time where you "creativity" is challenged.

Silap silap design umah tambah sempit.....

tapi dalam hal ni.. "It is YOUR dreams that are the most important".. ape orng nak kater.. biaq pi laa....

like me , I always dream to have atleast a house with 5 bedrooms. Looks like i am achieving it by the end of this year.

Ok to help you guys design layout kasar- Saya amat mengesyorkan guna program "GOOGLE SKETCHUP"

Pasal?

2. 2D and 3D design it available.
3. Scaled Drawing... Penting ! untuk you visualise the actual house.

5. Tak reti nak pakai.... ade lak TUTOIAL dalm YouTube ajar camner nak pakai Sketch-up

Surat rayuan... nak guna gak standard plan....

Surat rayuan... nak guna gak standard plan....

Why? kenapa la aku insist nak guna standard Plan...? Pasalll FULUS laaaaa beb...

FULUS?

To summarise..

Harga Buku Standard Plan.........................RM25

Tapi deposit and others ............................... RM1994

Deposit Tong RORO Alam Flora ................. RM1000 ( for sure .... pakai abis punye.. yela kan..nak roboh dinding ... )

Ni je dah makan RM 3000 ++ tu..... kalau nak tambah lak dengan plan yang dibuat oleh Arkitek berdaftar.. untuk pelan ubah suai basic atas bawah.......... will cost me at about RM 2000 - RM RM2500. tu basic jeee...

Kalau ade yang complicated sket lain rega...tambah lagi........

So not to make life complicated and ( budget pun dah tight giler....) guna je Standard plan.. pasal std plan cuma specify... maksimum range yang kite boleh tambah... yang lain..sukati korang la.... nak design camner...

So jawapan nyer....

Let see how to start the process....

First of all before you want to start renovating your OWN house..... you have to apply for a permit.

Without THE permit you renovation will be considered ILLEGAL = Penyambungan HARAM !! You do not want to live in a HARAM house , do you. ( A Harem ... may be... * winks*) All illegal extension can be torn down by the MPKT ( Majlis Perbandaran kerajaan Tempatan.)

So, I went to MBSA to apply for the extension. Before that , make sure you bring along your original plan and the CF. The original plan is because it determines whether your house can use the "Standard plan" or not.

Malas la pulak.....................................

Pendek cerita.. bende tu penting pasal..... like my case...

While waiting for my number.. i overheard the MBSA girl explained to the "client" she was attending....

" Akak boleh extend belakang rumah akak... sehingga maximum.. cuma tinggalkan agak agak sekaki jarak dari sempadan belakang. make sure.. gutter tu pun terletak dalam jarak sekaki tu...."

I was smiling .. as it should not be a problem for me.....

Bila my time ....

" Abang nak extend umah berapa kaki kebelakang? "

"20 kaki je....... tak banyak.. ade lagi 10 kaki ke sempadan belakang"

"Huh?.. umah aper tu.... betul ker? ade 30 kaki tanah kat belakang?...... umah teres 2 tingkat intermediate kan?

"Yup.... ade 30 kaki kat belakang....."

" Betul ke bang.. abang ukur ke... Contractor yang ukur?


HUH ????? ..

ape kayu pengukur contractor tu lebih accurate dari tape pengukur yang aku beli ni ker? Weyyyy... walaupun I bought tape made in CHINA. and the contractor punya cop STANLEY.............. ukuran die SAME laaaaa !!!! 1 kaki tetap 1 kaki tetap 12 inci.....

AGGGHHHH truly insulting question...................


"Saya ukur sendiri la.... belum ambik contractor lagi....."

" OOOOooo kalau camtu.. abang tak boleh guna "Standard Plan" ni........ abnag tak boleh beli pun buku untuk Standard Plan ni...... kena Submit plan yang dibuat oleh Arkitek.. berdaftar..."

"Aikkk tadi kater ... boleh extend maximum - cume tinggal 1 kaki je dari sempadan.... saya tinggal kan 10 kaki tu...... "


"Abng jgn marah ye... the regulation is for the "Standard house"....... biasanyer rumah teres 2 tingkat ade maximum 10 kaki je kebelakang.... Umah abang ade 30 kaki... so tak leh pakai standard plan..'

PULAK..... !!!!

wasted my off day to MBSA only to be told.... "Cari Arkitek berdaftar..submit plan..."


Aghhhh......... there must be other way.......!!!!
